VMX Construction builds ground-up retail buildings and shell space across Texas for developers, investors, and property owners. Our retail work is the building itself — structure, storefront, and core systems delivered on a schedule a leasing plan can count on, ready for your tenants' build-outs.
Built for developers and investors
Retail economics run on lease-up. A shell delivered late, or delivered with ambiguous scope, costs rent. We build to a defined scope line — what the shell includes, where the tenant's work begins — documented before construction starts and managed through delivery. Multi-tenant and single-tenant formats, pad-site buildings, and neighborhood retail are our ground-up focus.
Cold shell vs. warm shell — what the words mean
Cold shell (also called a grey or dark shell): the structure and building envelope — foundation, framing, roof, exterior walls and storefront — with utilities stubbed to the building. No interior finishes, no HVAC distribution, no restrooms. The tenant builds everything inside.
Warm shell (also called a vanilla shell): everything in a cold shell, plus core systems — typically HVAC capacity, electrical service and distribution, plumbing stub-outs or restrooms, a finished ceiling grid or slab ready for finishes, and basic life-safety systems. The tenant adds finishes, fixtures, and trade-specific work.
Which one is right depends on your tenant mix and lease structure — medical and dental tenants, for example, often prefer warm delivery because their build-outs start from plumbing and power. Where to draw that scope line is one of the first decisions on any shell project.
How we run a retail build
Sitework and pad, foundation, structure and storefront, envelope, then shell delivery against the agreed scope line — with the same owner-led accountability as our clinical work. VMX is a service-connected disabled veteran owned, owner-led builder: when you call, you talk to the owner who runs your job.
